About the BOMA Buffalo TOBY Awards

BOMA Buffalo proudly aligns itself with the high standards set by the BOMA International TOBY® (The Outstanding Building of the Year) Awards, which recognize superior building operations and management across the commercial real estate industry. While we pursue national benchmarks of excellence, we remain grounded in the distinctive spirit and pride of Buffalo.

The TOBY Awards are considered the most prestigious and comprehensive accolades in commercial real estate, honoring outstanding achievements in building management, sustainability practices, community engagement, emergency preparedness, and tenant satisfaction. Every aspect of a property’s performance is carefully evaluated—from site management to energy efficiency and environmental impact.

Operations Person of the Year

Property Manager of the Year – Overall financial performance, tenant relations, and property success.
Facilities Manager of the Year – Oversees daily operations and maintenance of the building or facility.
Building Services Employee of the Year – Ensures daily repairs and preventative maintenance are successfully completed.

- Distinguished Service Award: Acknowledges a significant and lasting contribution to the BOMA Buffalo community.
- Vendor of the Year Award: Recognizes a vendor member who provides outstanding service.

How to Enter Your Building for a TOBY Award

The TOBY competition follows a three-tiered structure, progressing from:

Local (BOMA Buffalo)
Regional (Middle Atlantic Conference)
International (BOMA International)

To Enter the 2025 Local BOMA Buffalo TOBY Awards:

There is no fee to enter at the local level.
All entries must be submitted by October 10, 2025.
Begin your local application here (nominations open July 1).

New Requirement for 2025:
All applicants must provide the BOMA Buffalo Board with either an onsite or virtual tour of their building to be considered for a local award.

Regional and International Entry Requirements:

If you plan to compete beyond the local level, you must concurrently prepare a BOMA 360 Performance Program application.
This certification is a mandatory prerequisite for advancing to regional and international stages.
BOMA 360 must remain valid through June 29 of the international competition year.
New BOMA 360 applications must be submitted by January 15 of the competition year.
